King Cole Condominium

When the King Cole Condominium in Miami Beach was in need of a new roof, the Homeowner Association (HOA) hired Advanced Roofing, Inc. (ARI) in the spring of 2018 based on its reputation, understanding of their needs, and recommended scope of work. Their 20,675-square-foot original construction roof was a four-ply tarred organic felt installed directly to the concrete deck, with aggregate surfacing.  Improper flashing details were causing leaks, necessitating the need for a new roof, but the HOA could not decide which type of roof they wanted. ARI presented them with three mockups and they ultimately selected a completely different roofing system, a coal tar pitch based on the long-term (45 years) performance of their current roof.

VA Medical Center Miami

The Veterans Affairs Medical Center is an 803 square re-roof project in busy downtown Miami. The project consisted of two phases. The first phase, “Phase A”, was 163 squares of very difficult roofs. A GCI tower crane was needed full-time for all construction processes from material loading to debris removal. The GCI tower crane required an FAA permit due to the height of the building and its surroundings. For “Phase A”, the crew, headed by Foreman Tony Jefferson, removed all existing roofing membranes and lightweight concrete to the structural concrete deck. Then, a temporary roof in cold process adhesive and new ¼”-sloped lightweight concrete and E.P.S. board was installed. After this process, a 4-ply cold process roof was installed over the new lightweight concrete.

The original roof was 257,000 square feet of concrete slab over two inches thick which was cut into squares and removed from the site with Advanced Roofing’s 75-ton crane and all-terrain vehicles. “The project would not have gone smoothly if we did not own our own equipment,” said Senior Project Manager, Guy Campbell, when asked about what contributed to such a successful project.

The Big Easy Casino

The Big Easy Casino, formerly, Mardi Gras Casino, is a casino and greyhound racing facility located in Hallandale Beach, Florida, that features over more than 900 slot machines, virtual table games, poker tournaments, and nightly entertainment. The iconic venue, a tourism draw minutes from the sandy beaches north of Miami, received extensive damage from Hurricane Irma in September 2017. Its roof was entirely ripped off of the building exposing the interior casino to Mother Nature’s wrath, resulting in extensive damage.  With revenue being lost each day the casino is closed during high season, replacing the roof quickly was the goal of building management.

The Sun-Sentinel

The South Florida Sun-Sentinel is the fastest-growing newspaper in South Florida. With newspaper presses running every day, water intrusion would have completely shut down production. That’s why the Sun-Sentinel turned to Advanced Roofing, Inc. after heavy damage from Hurricane Wilma in 2005. A partial roof blow-off convinced the Sun-Sentinel that it was time to re-roof the entire building. The project was 260,700 square feet at a 45-foot elevation. The Sun-Sentinel selected a GAF-modified bitumen for the flat roof replacement and an Architectural Metal Systems Loc-Seam Panel metal roof system for the sloped roof.

Miami International Commerce Center

Miami International Commerce Center was a highly involved project that required the work of Advanced’s roofing, mechanical and electrical divisions. The three office buildings, located in Doral, were fully occupied at the time of installation, so special arrangements had to be made to keep from disturbing the occupants as much as possible. Work on these buildings began at 5 a.m., so the noisiest work could be completed before employees arrived. Because of the high traffic of the buildings, Advanced’s crane had to be brought in during non-work hours, so delivery of materials had to be coordinated with that as well.

Aquazul Condominium

When faced with an aged, leaking roof, Aquazul Condominiums in Lauderdale-by-the-Sea, Florida selected Advanced Roofing, Inc. (ARI) in Fort Lauderdale for their expertise in reroofing occupied buildings under challenging environments with limited access to the roof. Aquazul’s 15-year-old roof was at the end of its service life and was starting to fail due to granule loss, recurring leaks, and moisture damage to the insulation, resulting in blisters throughout the roof surface. To remedy these issues, ARI selected an asphalt roof system by Johns Manville for the 23-story premiere, luxury beachfront condominium’s 10,223-square-foot roof.

Advanced Roofing, Inc. (ARI) was selected by Seacoast Towers Condominium Association to replace a 50,589 sq. ft roof system that was experiencing chronic leaks due to water infiltration in the flashings near the penthouse units. ARI was selected as the most qualified contractor for its ability to meet a tight timeline and provide superior service as a certified applicator of Sika Sarnafil systems with a 20-year No Dollar Limit (NDL) warranty. The company’s in-house crane, trash removal, and re-roofing services added value and helped ensure the project was completed on schedule and within budget, despite an imminent major hurricane closing in on South Florida.

Dome Condominium

Dome Condominium in North Miami suffered extensive damage to the roof of its two buildings during Hurricane Wilma. Advanced was called in to perform emergency repairs and installed a temporary roof to keep the buildings’ damages to a minimum. Advanced returned in July of 2006 to perform a complete reroof of the condo’s two buildings. Dome Condominium was fitted with over 27,000 square feet of a built-up and modified bitumen roof hybrid, which Project Manager Chris Felix thought would best suit the customer’s needs. Advanced also installed new penthouse doors and steel staircases, with the use of a hydro crane.

When the Marco Island City Hall needed a complete removal of its 15-year-old HVAC system that was failing to cool its building, they selected Advanced Air Systems as the most qualified contractor to get the job done. The project scope of work included completely removing the old traditional split HVAC system and retrofitting the building with a new, Daikin Variable Refrigerant Volume (VRV) system. The project took place during business hours, requiring the old air conditioning system to remain in place for the duration of the project to supply air throughout the occupied building.

From the Pre-Construction meeting to the final permit, the project utilized Advanced Roofing’s proven workflow to complete the project On-Time and On-Budget. The first portion of the project was to remove the old roofing material and prepare the area for the new roof.
