Project Background & Challenges

The Renaissance on the Ocean – North and South Towers re-roofing project, undertaken by Advanced Roofing (ARI), required the complete removal of the existing roofing system, including Lightweight Insulating Concrete (LWIC), down to the concrete deck. ARI’s scope of work included installing a torched preliminary membrane, new tapered poured-in-place LWIC, and a new Soprema Modified Bitumen system.

From the outset, the project faced several key challenges:

  • Drainage Issues – Initial engineering designs indicated inadequate drainage, necessitating additional drains, scuppers, and overflow solutions. However, adding drains was impractical due to the 178-foot building height and associated costs.
  • High-Occupancy Constraints – The project commenced during peak season when the building was fully occupied, requiring precise logistics to minimize disruption to residents.
  • Limited Space for Staging – Tight site conditions with restricted access for equipment and materials posed a significant challenge.
  • Consultant Coordination Issues – The consultants hired by the Owner, Swaysland Professional Engineering & Consultants and Cura Group, provided little assistance in resolving drainage discrepancies, leaving Advanced Roofing Inc. and its engineering firm, Duhon’s Roof Consulting LLC, to devise and implement solutions.

Solution & Execution

Recognizing the logistical and engineering complexities, ARI devised innovative solutions to overcome these challenges:

Drainage Optimization – ARI engineers determined that merging multiple roof sections and strategically reducing slope from 1/4″ to 1/8″ in select areas minimized the need for additional drains. This resulted in the requirement for only overflow scuppers, significantly reducing costs and project delays.

Strategic Debris Removal – Instead of the originally proposed debris removal method, ARI utilized roof top hydraulic hoists on both towers positioned at carefully selected locations, allowing for an efficient and minimally disruptive waste disposal system. A small forklift was used to transport debris across the driveways to designated dumpsters, addressing weight restrictions in the parking garage.

Efficient Project Phasing – Two roofing crews worked simultaneously across both towers, expediting the project timeline and ensuring completion well ahead of schedule.

Comprehensive Safety Measures

  • Spotters were assigned to oversee debris movement.
  • Secure hoist operations ensured the safe transport of materials and waste.
  • Forklift transport was carefully managed to prevent vehicular conflicts.
  • All workers were tied off in a full body harness while working on upper roof levels along with hoist operator.

Project Success & Results

Timely Completion – Despite engineering hurdles and site constraints, the project was completed ahead of schedule, allowing the Owner to meet crucial insurance renewal deadlines.

Budget Adherence – By implementing cost-effective solutions, the project stayed within budget without compromising quality.
