Challenges and Customer Needs

Tuscany on the Intracoastal, in collaboration with M2E, engaged Advanced Roofing to resolve persistent roofing issues on their property. The community was experiencing multiple leaks across various units, necessitating a comprehensive solution beyond temporary repairs.

Project Background & Challenges

The property had widespread leaks affecting numerous units, leading to dissatisfaction among residents and increasing maintenance costs. Instead of repeatedly chasing leaks and performing repairs, the customer sought a full reroofing solution to provide long-term durability and reliability.

Scope of Work

Tear-Off Process:
  • Flat Roofs: Removal of the existing BUR down to the wood deck.
  • Sloped Roofs: Removal of the existing tile down to the wood deck.
Staging Considerations
  • Utilized multiple staging areas for material, dumpsters, and equipment.
  • Implemented a strategic staging plan to minimize disruption to residents.
  • Reduced staging areas as the project progressed.

Installation Process: Flat Roofs:

  • Fastened 1/4″ Sopraboard.
  • Mechanically attached Soprafix 622 sheets with enhanced fastening schedules.
  • Hot-air welded Soprafix laps and fastener run strips.
  • Applied Sopralene 180 FR GR Cap using Colply adhesive.
  • Installed premanufactured edge metal and Alsan flashing at VTRs.

Sloped Roofs:

  • Applied Polyglass TU Plus underlayment.
  • Installed shop-fabricated 032 Kynar drip edge and fascia wrap.
  • Placed 1×4 battens along eaves and rakes and 2×2 battens along hips and ridges.
  • Installed Unified Steel stone-coated steel shingles with an enhanced fastening schedule.
  • Sealed valley closures with metal and butyl sealant.
  • Installed Kynar gutters and downspouts at all eaves.
  • Conducted on-site metal fabrication for customized fittings.

Challenges and Solutions

  • Staging Constraints – The extensive material storage needs posed a logistical challenge. Through close communication with property management, we secured designated areas for staging and minimized disruption to residents.
  • Courtyard Roof Access – The limited space and landscaping constraints required extra precautions. By coordinating closely with the management team, we ensured expectations were met while protecting surrounding areas.
  • Fire Sprinkler Incident – During tear-off, a disconnected VTR led to accidental damage to a fire sprinkler pipe, affecting multiple units. This incident required engagement with insurance adjusters, claims processing, and successful resolution through settlements.

Safety Measures

  • Implemented a comprehensive warning line and tie-off system.
  • Established ground-level safety precautions using flag lines and cones.
  • Conducted multiple safety stand-downs to reinforce adherence to protocols.

The Tuscany on the Intracoastal project was unique due to its combination of cold-applied flat roofing and stone-coated metal shingles on multiple buildings, all completed in under a year. The scale, complexity, and execution excellence make this a standout achievement.
