The Balmoral Condominium roofing project began as a roof replacement to address aging infrastructure and structural concerns. The project required a complete tear-off of the existing roof down to the concrete deck, followed by the installation of tapered ISO insulation and a new GAF modified Bitumen system. During the tear-off process, it was discovered that the existing concrete deck had deflection issues, which would lead to substantial ponding water if left unaddressed. To rectify this, Advanced Roofing decided to implement a full roof replacement strategy, including:

  • Tearing off the entire existing roof.
  • Installing a new preliminary roof.
  • Pouring lightweight insulating concrete with a ¼” per foot slope to prevent ponding water and improve long-term drainage efficiency.

Project Challenges

Limited Ground Space & Coordination with Other Trades

  • Concrete restoration work was being performed concurrently with the roofing project, restricting available ground space for staging lightweight concrete rigs and trucks.
  • Coordination with other trades was essential to ensure uninterrupted access to storage areas, elevators, and workspaces.
  • Advanced Roofing’s 75-ton crane was deployed in front of the building to facilitate material transport, requiring a special crane permit. The crane was instrumental in removing tear-off debris and efficiently loading new materials to minimize project downtime.

  • During tear-off, it was discovered that all rooftop system conduits were buried within the roof system and had completely deteriorated.

Roof Drainage Issues

  • The existing roof drains were found to be in poor condition, necessitating a complete overhaul.
  • All drains were removed from the concrete deck, and new drain bowls were installed, significantly improving water management and preventing future water-related damage.

  • Installing new hurricane straps on all existing rooftop equipment: to ensure compliance with modern wind uplift standards, improving storm resistance and equipment security.
